Recovery Continues
The first quarter of 2011, when compared with the same time last year, showed
some interesting results. The number of listed properties increased dramatically
and number of sales almost doubled. Listing average and median prices increased,
but the sales average price fell again while the median sales price remained
flat. When looking at the sales price compared with the original and final list
price, we can see that properties are still being listed too high and have to
come down to a more realistic number before they sell. In other words, sellers
are still "chasing the market." The result is the number of days a
property is on the market is still about 9 months.
In this newsletter, I have broken down the various areas in the Upper Keys to compare listings and sales within the areas. It is interesting to see how prices affect the number of sales and the days on the market. - Alexa

Freewheeler Vacations now has "online" booking capabilities. Potential tenants can search dates, availability, and book a reservation all online. We then still call them to insure they have selected a property that is suitable for their family, boat and vehicles but the fact that they have made a reservation emotionally commits them. Check it out on www.freewheeler-realty.com. Go to our Vacation Rentals page, pick a property, and select either "View Availability" or "Book this Property."
Another new feature for Freewheeler Vacation is the ability to purchase trip insurance. We have been getting many requests for this protection and have partnered with CSA Travel Protection to provide it.

Amy Lindback
Amy operates our long-term rentals, which are properties that are leased for 6 months or longer. She leases the properties and manages the rentals for our out-of-town clients. Currently she is greatly in need of more properties to rent, as there are qualified families waiting.
